What Is a Slab Leak?

Houses are built on concrete foundations known as slabs. Typically, water and sewer lines run underneath these slabs. Sometimes, these lines can break, leaving water or sewage leaking underneath the building.

Slab leaks can also be identified through sound or thermal imaging equipment.

How Is a Slab Leak Repaired?

If we identify a slab leak on the property, there are a few ways that it can be repaired. Most commonly, we use spot repairs, repiping, or pipe lining, depending on the extent of the damage.

When there’s a single leak in the pipes that’s relatively easy to access, we can perform a spot repair, which involves us removing the concrete above the damaged area and repairing part of the sewer or water line.

However, if the pipes are generally in poor condition, this is more along the lines of slapping a bandage over the problem, and it’s possible that there will be future leaks.

Sometimes, a complete repiping is necessary. Many insurance companies require rerouting the pipes around the outer edge of the slab or through the attic in residential slab leak repair situations. This doesn’t typically require us to jackhammer through the slab or repair concrete or floors that would otherwise have to be removed and leave the pipes accessible for the future.

We can also line your current pipes with a thin coat of nontoxic epoxy. Pipelining is acceptable for pinholes or minor leaks, but if the damage is more extensive, other forms of repair or replacement are often required.

What Can I Expect When A Slab Leak Is Repaired?

When a slab leak has been detected, you may be facing some significant repairs that can seriously affect your home. Depending upon where the leak is and how severe it is, you may need to have the concrete slab ripped up to provide access to the lines. Your plumber will be able to find the location and inform you if this is necessary.

If you need significant repiping to restore your plumbing, it’s likely that the floor, walls, or ceiling may need to be ripped up to grant access to the pipes that need to be replaced. In this case, you will want to protect your belongings from damage by removing or covering them with plastic tarps.
